This statement has appeared in our newsletter millions of times along with
the map of our offices, and we mean every word of it. Indeed, we believe that
producing such results is the main reason for using professional help. The only
thing that we require of those who wish to take advantage of the offer is a bona
fide, written offer for the property in question. Recently John Smith (not his
real name) tested us thoroughly.
He decided to sell all of the timber on his tract with the exception of a few
seed trees per acre. Before he called on us, he got in touch with all the timber
buyers known to him and obtained four offers as follows:

After inspecting the bids and examining his tract on the ground we
accepted his challenge and prepared the sale in our usual manner, measuring each
sawtimber tree to be sold with a steel tape and sending out 213 invitations to
bid. We produced the following five bids:

Our fee for the sale was $6,127, so his net was $76,673, and both he
and we smiled all the way to the bank. Two things about the sale deserve
emphasis. First is that our widespread exposure of the tract brought in three
buyers that he was not able to interest by himself. Two, and more important, is
that two buyers raised their bids the second time around, Timber Buyer D by 20+%
(the seed trees were not included in our sale) and Timber Buyer C by a whopping
64%. We believe that they did so because our 100% measurement of the sawtimber
trees eliminated the uncertainty about the volume of the sale.
