Mrs. Walding lives in Florida, is a widow, and owns 106 acres in south Alabama, of which 52 are timbered. Early this year her son e-mailed Paul Beasley, manager of our office in Montgomery, that she had been offered about $30,000 for all her timber. He asked our opinion about the fairness of the offer since his mother would never have another chance to sell timber.
After preliminary work on the tract, Paul e-mailed back that a clearcut sale should bring a least $55,000 and proposed a plan to sell it for her. After his proposal was accepted, he measured and marked 100% of the sawtimber trees, guaranteed the tree count by DBH classes, and sent solicitations for sealed bids to 242 timber buyers on our regular computer list.

Mrs. Walding accepted the highest, but Paul’s contribution didn’t stop there. The bidder proposed a timber deed that contained an automatic extension of time plus an error in the legal description and failed to include penalties to cover cutting of unmarked trees, an arbitration clause, and the upkeep of fences on the portion leased to a cattlemen. Paul corrected these errors and closed the sale at the bid price in late June. He’ll follow through with periodic inspections of the logging and eventually prepare a plan to regenerate the cutover.
